HOUSING AFFORDABILITY AND LOCATION DISTANCE OF HOUSING UNITS
FROM CENTRAL BUSINESS DISTRICT IN PERI-URBAN AREAS OF IBADAN,
NIGERIA

Abstract
This study examined housing affordability and location distance of housing units from the central business districts (CBD) in peri-urban areas of Ibadan, Nigeria. The instrument adopted for data collection from 1200 respondents was the questionnaire. The target respondents are the tenantheads of households. From the centroid of CBD, direct distances were calculated from the selected localities, following the link path using Euclidean distance units. The distances so obtained were given in kilometres for reasonable units of measurement and analysis. The method of analysis is the Pearson Correlation 2-tailed statistical technique. The result of the findings indicates that given an R-value of -0.28, it shows a negative correlation between housing affordability and the distance of housing units from the CBD, although; this result is not significant at p ≤ 0.05, but it suggests a decrease in housing affordability as distance increases. This indicates that distances from the selected localities to the CBD differ from location to location. The longer the distance from a location, the more the transportation fare and this invariably affects the capability to pay for housing. The study concludes that the farther the distance from the CBD, the higher the cost of transportation and the more the housing affordability is affected.
